Most of the residential buildings in our portfolio are located in the territory of the Municipality of Savski Venac. That was the occasion to introduce you to one of the oldest Belgrade municipalities.

The name of the municipality Savski venac symbolizes its position because like a wreath it is located along the banks of the Sava. It was founded in 1957 and covers an area of 1,580 hectares.
History records that after leaving the city fortress, Belgrade developed for centuries in two branches along the rivers and between them. However, when the first Serbian prince Milos Obrenovic, in the 19th century, built his residence in the then remote Topcider, the expansion of Belgrade took on a completely new course.
Therefore, it is not surprising that the first shops, markets, and taverns, as well as the first theater, the first hospitals, the ministry, and the football club in Serbia, appeared on Sava venac. In addition, many years later, one of the first tram lines will pass through Savski venac.

Today, this municipality is home to some of the most important institutions, such as the Government of the Republic of Serbia, most ministries, numerous state institutions, the Palace of Justice, the administrative building of the Serbian Railways, the Clinical and Emergency Center, the Military Medical Academy, the Banknote Production Institute, most of Belgrade’s faculties and fifteen primary and secondary schools.
The Sava Valley cannot be bypassed. All travelers arriving or departing from Belgrade must do so from the Sava Valley, or at least pass through it. The Belgrade bus station, all Belgrade Sava bridges, the most beautiful city parks, picnic areas, and the busiest streets are located in this municipality.
This part of the city is home to significant cultural institutions such as the Yugoslav Drama Theater, and the Student Cultural Center, as well as the Belgrade Fair and numerous hotels, famous restaurants, and clubs.
The two biggest Serbian football clubs until the Second World War (Yugoslavia and BSK) were located on Sava Venec, and today they were succeeded by Crvena Zvezda and Partizan in the same place.

Belgrade Waterfront

Belgrade on the water, known as Belgrade Waterfront, is also located in the municipality of Savski Venac. It is a project of revitalization, reconstruction, and construction of a part of the area known as the Sava Amphitheater in Belgrade. The project led by the Government of the Republic of Serbia and Eagle Hills, a leading company for private investments and investment developments from Abu Dhabi, plans 6,000 apartments, seven hotels, 2,000 offices, and the largest shopping center in Southeast Europe. Belgrade on the water became a new symbol of the Serbian capital, and the Belgrade Tower moved architectural standards and brought exclusive facilities to the capital.

New main railway station “Belgrade Center” 

The “Belgrade Centar” railway station is the central Belgrade railway station, which is also located in this municipality. Although unfinished, on July 1, 2018, it assumed the role of the city’s main station after the old one, the Sava Amphitheater, was shut down from traffic after 133 years.
The construction of the station is still in progress, and according to the “Infrastructure of the Railways of Serbia”, the building will meet all the highest standards in passenger rail traffic.
During a recent tour of the works, the President of Serbia, Aleksandar Vučić, stated that he expects the new magnificent Main Railway Station on Prokop to be opened on October 20, 2023, on Belgrade’s Liberation Day.

Our jewels  

This municipality is specially decorated with the oldest and most valuable cultural-historical monuments and the most valuable architectural cultural heritage – from Topčider’s palaces and the house of King Peter I Karađorđević to the Stone Palace and the House of Flowers. Numerous embassies and residences are located in this area, among which are magnificent buildings managed by our Society.
